Dart Realty (Cayman) Ltd. is pleased to announce the latest milestone in the on-going development of Camana Bay; the Town’s newest office building, 94 Solaris Avenue, received its Certificate of Completion this week, two months ahead of an already aggressive schedule which began with the ground breaking in January 2011.

Designed by Washington D.C.-based Torti Gallas and Partners with support from local architects, the Burns Conolly Group, and built by local construction partners under contract with DECCO Ltd., the 68,000 square foot, five storey building will house Class A office tenants and offer restaurant and retail on the ground floor. Anchor tenant Mourant Ozannes, one of the world’s leading offshore law firms, will relocate its offices to the top two floors of 94 Solaris Avenue on 18 May; and the entire second floor will be occupied by AON, the largest risk firm in the Cayman Islands. AON is scheduled to move in on 14 June.

“The incredible achievement of building 94 Solaris Avenue in less than 16 months from ground breaking to move-in can only be attributed to the hard work and dedication of the DECCO management team and their local construction partners,” commented Jackie Doak, Chief Operating Officer for Dart Realty. “I would like to take this opportunity to thank all those involved,” said Mrs. Doak, “and we look forward to welcoming Mourant Ozannes and AON and their over 115 staff to Camana Bay in the coming weeks.”

“Over 30 local companies were involved in the construction of 94 Solaris Avenue, providing employment for construction personnel, including managers, engineers, supervisors, technicians, tradesmen, equipment operatives and general labourers on site, plus many more engaged in the project off-site in support roles such as transportation of materials, concrete production, building merchants, equipment rentals and food service,” explained Bryan Fitzgerald, DECCO Project Manager. “The project schedule was extremely challenging; from the ground breaking in January

2011, the structure was built in less than seven months. The base building took a further five months to complete, and tenant fit-outs commenced in January 2012. Anchor tenant Mourant Ozannes will be in and fully operational ahead of schedule this month.”

“Despite the aggressive schedule, safety and quality was always paramount,” said Mr. Fitzgerald. “During construction, the number of Camana Bay safe work hours increased to over 2.7 million. DECCO also collaborated with the Department of Employee Relations, who conducted OSH-10 Health & Safety Training for all contractors at Camana Bay with over 35 project managers and supervisors becoming Certified Safety Representatives.”

94 Solaris Avenue is also built to LEED standards and, in keeping with the sustainable design of Camana Bay, the building features many environmentally-friendly  elements. A rainwater collection system recycles water, which is used to flush toilets. Building thermal insulation, high efficiency air conditioning systems, tinted glass and strategically placed shading structures counteract Cayman’s

strong sunlight, keeping the building cooler and reducing electricity consumption. Even the landscaping is green—pun intended. Indigenous plants are watered using rain water collected in the Town Centre’s irrigation cistern.

“The completion of 94 Solaris Avenue is a significant milestone in the development of Camana Bay,” said Mrs. Doak. “The total economic impact to the Cayman Islands of Camana Bay is over US$800 million and its construction has generated 1,000 plus jobs. people back to work.”

With a new state-of-the-art, sustainably designed office building, two new Class A office tenants and a long-term development plan, the Town of Camana Bay continues to blossom.
